As announced, stable macroeconomic growth and a constant inflow of foreign direct investments, combined with a limited supply of the highest quality office spaces, have resulted in Belgrade having a vacancy rate of only about six percent, which is the second-lowest rate in Central and Eastern Europe.
Sirius Offices was developed and is owned by Erste Group Immorent, the real estate subsidiary of the banking group Erste Group Bank AG, headquartered in Vienna. This complex in New Belgrade is an example of one of 22 such projects, including nine office spaces, that Erste Group has financed in Serbia's commercial real estate sector.

Located on Milutin Milanković Boulevard in the popular business zone of New Belgrade, Sirius consists of two Class A buildings that offer flexible office spaces, as well as retail and hospitality facilities, for nearly 2,000 people working there. The complex, with 388 parking spaces, is also well connected to other parts of Belgrade, thanks to numerous public transport lines.
The modern Sirius offices have welcomed tenants from various sectors and industries, including finance, IT, telecommunications, and construction. In addition to being the headquarters of significant domestic companies, a large number of multinational companies from Austria, China, Italy, Sweden, and Switzerland have chosen this location as the base for their Serbian branches. Erste Bank Serbia and the construction conglomerate Strabag are among the main tenants in the Sirius complex, while Italian motorcycle manufacturer Ducati is its newest tenant.
Sirius Offices holds an “Excellent” certification according to BREEAM standards, which evaluate ecological criteria and assess the impact of building solutions on the environment. The BREEAM certificate reflects the value of real estate observed through improved solutions and their performance throughout the building's entire life cycle, from construction to use and renovation. By obtaining this certificate, Sirius also confirms the strong focus that Erste Group places on socially and environmentally responsible business practices.
