A detailed regulation plan for part of Block 11a has been initiated at the request of the legal entity Kantata from Belgrade, the owner of the parcels within the proposed plan's boundaries. The total area covered by the plan is around 4 hectares.

As stated in the plan, the primary purpose of the area is mixed-use urban centers, combining commercial facilities with residential spaces. Approximately 200 apartments are planned for about 600 residents, while the workforce is expected to be around 500 employees.

The height of the building on parcel 1005/14 is determined by an envelope allowing a maximum of P+19 floors.

The height was determined based on an Analysis and Confirmation of Criteria for High-Rise Construction on parcel 1005/14. A special attachment with different urban-architectural design options for the parcel is part of the analysis, and Option C was adopted by the City Assembly’s Planning Commission as the basis for further procedure, as stated in the document.

According to the Analysis and Confirmation of Criteria for High-Rise Construction, part of the public documentation, the planned building consists of three functional units.

Wing A, adjacent to the Falkensteiner hotel, is designated for residential use; Wing B is also residential in the form of a tower, and Wing C is commercial, adjoining the Grawe mixed-use building.

The plan was developed by PAGE Consortium LLC, and the public viewing period will last until November 27.

As eKapija previously reported, when this plan was in an early public review in 2022, the planned height of the tower at the corner of the parcel was 80 meters, and, according to the orientation display of the planned capacities, construction of 14,000 m² of open space office space was planned.
